Purchasing a pristine, brand-new home is thrilling, but can be more complicated and intimidating than buying a resale home. Who pays for what? How do I know what to do when? Am I getting a good value? Will the decisions I make now pay off when I sell? There are a lot of moving parts, whether you are paying with cash or financing, and you will have to make crucial decisions on lifestyle, location, lot, square footage, floor plan and upgrades.

Our experience in the process of purchasing new construction, familiarity with builder contracts, and skilled negotiation on your behalf will be of tremendous value to you. We will guide you throughout the entire process, assist you in determining the ideal lifestyle you seek, provide insight on choosing the best lot, and negotiate the home price and advisable upgrades on your behalf. Most importantly, we communicate with you and the builder during the entire process from home selection to closing.

New Development sales centers are staffed by the builder’s sales team who work for the builder; therefore, do not go to a new development without us to advocate your best interests. Make certain to have us accompany you on your initial visit to a new development, even if just going to take a peek.

It’s important for you to know, there is no cost to you for our service. Our commission is paid by the builder. Builders welcome working with us as knowledgeable buyer representatives and it is worth repeating - You must contact us before you go (even if you are just planning to take a look at model homes) so we can register and represent you. Once you sign in, you are signing away your right for your own advocate.

Another key factor to consider is the timing of the building schedule, including inspection schedules and unexpected delays. You may need to coordinate the sale of your current residence with the purchase of your new home. Don’t worry. We can help you with this.

To get a general idea of available inventory and floor plans, you can use this new construction search portal. Most developments are included in the portal, but if you are interested in a community that is not listed, just contact us and we will send the information directly to you. In order to save your searches or view floor plans, you will be asked to sign-in using your name and phone number. Rest assured we will not contact you unless you ask us to do so. Additionally, your contact information will not be shared with developers through this portal.
